Mark Victor Hansen, co-author of the Chicken Soup for the Soul series, successful Arizona tax lien investor and Arizona Tax Lien Services client, has co-authored this book about using the power of focus to help you achieve your goals and dreams. While that may seem a far cry from tax lien investing, our experience with investing in Arizona tax liens is that focus is the key to our success.

As we have said in many of our posts, tax lien investing is not a get rich quick scheme. Done right, an investment in Arizona tax liens will yield an excellent risk-adjusted return. You may be one of the lucky few who gets a property for cents on the dollar, but those events are the exception, not the rule. However, getting a double-digit return on investments backed by property with a low lien-to-value, is a pretty great thing (in our opinion). Doing so requires that you have a realistic vision of what you want and what you can reasonably achieve, and the focus and discipline to take the steps that get you there. This is another good guide about what tax lien and tax deed investing are and how they work at the high level. If you are interested in learning about tax lien and tax deed investing to determine if it is a good investment for you, this is an excellent resource. It will help you determine if you want to invest in tax lien certificates or tax deeds, and it will help you understand which types of auctions would be best for you. With this knowledge, you will be able to select the state, county or municipality that interests you; at that point you will need to dig into specifics of your chosen locality. While this book will not give you that level of detail, it will guide you to the resources that you need to understand exactly how to participate in a tax lien or tax deed auction.

The Complete Guide to Tax Liens and Foreclosure Deeds

This book gives a good overview of the tax sale process and how you can participate. It is designed as a seven day “program”, but it is actually a quick and easy read which refers you too useful online resources to help you learn how to put together your own tax lien portfolio.

How We Made Over One Million Dollars in Two Years

This book is a very clear and detail-filled guide to tax deed investing. While one typically needs more money to get started with tax deed investing than tax lien investing, the rewards can be both bigger and quicker — if you have the cash and the stomach to concentrate your risk in a smaller number of properties. Those of you who are thinking about tax deed investing will find practical and actionable advice in this book.

The notion of tax lien investing might rub some people the wrong way, as if the process benefits some people at the expense of others. The first line of defense against any criticisms is that the government has already made the rules and created the liens, and tax lien investors make it possible for the municipalities to collect funds earlier for schools, hospitals and the like while getting out of the risk and expense of difficult collections. More important, in our opinion, is how investors carry out their plans. As in any business, we believe that if you treat other people with fairness and respect, and with integrity, you will prosper. The Diamond Cutter is an inspiring story and an enjoyable read that emphasizes the benefits of an enlightened approach to business. To date, the absolute best deals that we have done in our own portfolio involved working with people, rather than against them. Our greatest success of all was where we worked diligently to keep a homeowner in their home after foreclosure as a tenant with the right to buy the home back when they get back on their feet financially. Everyone came out a winner (except the mortgage lender).

The 16% Solution

This is an easy-to-read guide for people who are interested in learning about investing in tax liens. The book was written in the 1990s, but most of it is still relevant. There are extensive appendices of resources for many of the different states that hold tax lien certificate and tax deed sales.

What Happened to my February Interest?

Sadly, as the result of a lawsuit between some tax lien investors and Pima County, most counties no longer pay interest on tax liens for the month of February.

Buying and Selling Liens on the Secondary Market

Currently, there is no real secondary market for buying and selling tax liens that are owned by individual investors. This means that if an investor needs liquidity, they don’t really have any place to turn. At the same time, there are investors who would welcome the chance to purchase “aged” tax liens that may even be ready for foreclosure. Arizona Tax Lien Services offers a listing service where sellers and buyers of liens can find each other. As with buying a lien directly from the county, it is imperative that a buyer do their due diligence, however, purchasing liens on the secondary market can be a very good investment decision.

Is Tax Lien Investing Safe?

While tax lien investing can be attractive, it is by no means a sure thing. We have seen many people reach the point of initiating a foreclosure and discover that the underlying property is worthless or it is worth less than the amount that they would have to pay to retire all of the outstanding tax liens on the property.
