Also, please indicate your offer price and whether that includes accrued interest or not.  Sometimes, it&#039;s easier just to say how much you would take for them as a lump sum.  We will be putting our listings page back up and updating it after the auctions.  Thanks!</description>

If there is currently a tax lien for years 2007, 2008, and 2009 and I purchase the lien for 2010 (auction is next week, Feb 2012) which includes payments for the three previous years, Can I immediately initiate foreclosure, since it has been 3 years since the 2007 lien?</description>

If there are no issues with the property, such as environmental, zoning or property condition, most CPs will get full redemptive value in the secondary market.  If a property is of questionable value, such as a median strip or something similar, we have seen CPs sell for 5%.  Since our listing service is free, there is no harm in putting something up there at a price that is acceptable to you if you are serious about selling.  We do reserve the right not to list CPs with known problems at higher prices, however, since we need to ensure a quality of listings that keeps our users coming back!
