It is possible to invest in Arizona tax liens from anywhere in the world. Several of the counties conduct their auctions online, rather in in-person, enabling any registered bidder to participate. You will need a US Taxpayer ID, which you can get by investing via an LLC. Alternatively, you may invest in partnerships run by someone else. Arizona Tax Lien Services currently manages three portfolios. If you have interest in the Arizona real estate market, there are other options, in addition to tax liens. This year, AZTLS made the decision to invest some money in trustee sale property rather than tax liens, as current valuations make the upside/downside outlook attractive, in our opinion. For example, two months ago, we purchased a relatively new, 4 bedroom, 3 bathroom, 2-car garage, well-appointed home with a nice swimming pool and spa 20 minutes from the airport for US $92,000. It is already rented out for a nice yield. Beyond investing in tax liens, Arizona Tax Lien Services staff also invest in trustee sales and mortgages and have a licensed realtor on staff. Two of us were recently in Europe, in part to sell an apartment in Paris we own. It seemed to us that with the European currencies strong relative to the dollar and the mismatch in values, European investment in Arizona real estate would be attractive.
I’m a US citizen who resides in Queensland Australia. I am interested in investing in tax liens or tax deeds in Arizona, probably university or college cities. I’m interested whether you invest in other states besides Arizona. I am also interested in setting up a tax effective way to invest, possibly through a trust or retirement scheme. What are trustee sales property and why are these advantageous?

Thanks for writing, Mick. AZ is a tax lien certificate state only. Some other states are deed states, while others are a mix of the two. Tempe (Maricopa County) is home to Arizona State University, Tucson (Pima County) is home to the University of Arizona, Flagstaff (Coconino County) is home to Northern Arizona University, and there are many more excellent universities in AZ. We do invest in other states, and we always caution people to be aware of the BIG differences in the rules that different states have. Both principals of AZTLS have portfolios through self-directed retirement trusts, which we can set up for others, as well. For each new portfolio, we create a customized operating agreement, set up an LLC, open a separate bank account, and maintain a detailed database that is updated daily.
As far as trustee sales go, you may want to take a look for yourself by seeing what is available at http://www.recontrust.com. If you know what you are doing and you are patient, you can do very well. Buying at trustee sales is riskier than buying tax liens, but having an equity interest in an asset gives you upside potential, whereas tax liens almost always redeem with fixed interest only.

Can you tell me what is involved with recovery on a worthless tax certificate?
Sometimes it is hard to determine the value of a tax lien certificate. If a certificate does not redeem, the CP owner does not want to foreclose, and the CP owner cannot sell the tax lien certificate on the secondary market, then it has little value to the owner. There are strategies one can employ to recover value in these situations. One strategy is to look for logical buyers of the property or the CP, such as the owners of adjacent lots. There are other strategies, as well, but they all involve some degree of expertise and effort. We don’t share ALL of our tricks on our public web site! Thanks very much for the comment.
